Given the rapid growth of settlements and real estate developments in Baja California Sur, the State Government, through the Ministry of Urban Planning, Infrastructure, Mobility, Environment, and Natural Resources (SEPUIMM), urges citizens to verify the legal and technical documentation before purchasing land. This measure aims to prevent fraud, land invasions, and irregular settlements that could jeopardize their assets and the region’s environmental balance.
The Director of Urban Planning at SEPUIMM, Sandra Bautista Cota, pointed out that buyers’ lack of knowledge regarding applicable permits, rulings, and regulations can affect their property. Therefore, it is recommended to carefully verify that the land for sale has all the necessary legal permits, from land use authorization to subdivision approval.
She also emphasized the importance of requesting information about the property’s land use designation, whether residential, commercial, rural, or tourist. To this end, citizens can rely on current regulations, such as the Baja California Sur State Subdivision Regulations, which establish the technical and legal requirements that any land intended for sale or development must meet.
Another key measure to ensure the security of a property is to request official documents from the owner that prove its legal status, such as the state land use permit, the subdivision permit, permits from CONAGUA (National Water Commission), Civil Protection, SEMARNAT (Ministry of Environment and Natural Resources), and authorizations from the General Directorate of Environment and Natural Resources, as well as all corresponding municipal permits.
Finally, he added that reviewing this information prevents the purchase of irregular land and fosters a culture of responsible urban development, rejecting offers that involve unauthorized land clearing or properties located in risk zones, such as flood-prone areas or streambeds.
